New Construction Inspections

Don’t assume your newly constructed home doesn’t have a few issues!. Just because a building is new, doesn’t mean it’s problem-free. We can even perform a Construction Phase inspection before the drywall is in place.

At Black Mesa Property Inspections, we have a trained eye to perform thorough, independent inspections on newly built homes and additions. From foundational systems to finished work, we help you verify that everything was done right. We can also perform a Warranty Inspection before the 1st year of ownership has ended to ensure that the builder is responsible for repairs according to your contract.

What’s Included in a New Construction Inspection?

Visible Assessment – including roof and attic, plumbing, electrical, HVAC (heating and cooling), windows and doors, and flooring finishes for safety issues and age-related wear. Our goal is to check for functionality and necessary repairs to the structural systems.

Misses During Walk-through – prior to purchase, you may not catch issues like GFCIs not working, plumbing leaks in walls, or even a sewer line that didn’t get tied into the main city line. Once you have moved in, these issues become very obvious.

Other common issues – we uncover include grading problems at the foundation, is connected ductwork, missing insulation, improper venting, and nonfunctional electric outlets. These problems are often missed in builder walkthroughs.

Digital report – you’ll receive it within 24 hours. It will have annotated photos and a clear summary of anything that needs follow-up. Whether the project is a home, office, addition, or multi-unit building, this inspection gives you leverage, and more than just peace of mind. Save money by learning what a property needs before you buy—so repairs can be addressed before they become costly out-of-pocket expenses.

New construction often involves underground infrastructure and sealed environments, making sewer scope inspections, slab duct evaluations, and radon testing valuable early on, especially in New Mexico’s varied soil conditions.

Additional services help identify issues that are not detectable visually, like radon levels entering through fresh concrete slabs. Our drones can effectively produce a video of the roof when the builders do not allow access to the roof of their newly constructed home. Your new pool should get checked out too! Let’s make sure the equipment is working before you dive in.

Our client care team will help you select the services that make sense for your type of property. Whether you’re the buyer or property manager, we’ll make sure your new build starts as safe and sound.
